Welcome back home improvers. **Squeaks**

Few sounds can send a chill directly down your spine like the creaking of a hinge. Because of all the moisture in a bathroom, the fixtures and hinges inside are even more susceptible to become noisy. Luckily, this is an easy problem to correct. Applying liquid lubricant, such as WD40, to the offending joint should quickly silence any squeaking. Before applying WD40, be sure to lay down a cloth on the ground underneath where you are working to catch any excess. Also, remember that a little goes a long way. Start with just a few drops, then open and close the hinge a few times. If after a minute the noise persists, than apply a little more.

For habitually troublesome fixtures, try using a thicker product, like grease. It is especially important to apply sparingly when using more viscous materials, like grease.  

**Seal**

Cracking, discolored caulking can make even the most well decorated bathroom appear uninviting. Even worse, worn out caulking may allow water to find its way into unwelcome places, leading to mold. But did you know how easy it is to replace the caulking in your tub? All it will take is a couple hours of your time, and under $10 worth of materials from The Home Depot.

To start, remove the old caulking using a scraper blade or putty knife. If the old stuff is giving you trouble, try using caulk softener. Apply it and let it sit for a couple minutes, then the caulking should scrape right off. Now you are ready to apply the new seal.

This part requires much less expertise than you might think. You will need a tube of caulking and a caulking gun, as well as something to smooth the paste as you lay it down. Start by cutting the tip of the tube at an angle so that the opening will nestle into the joints and corners. Then, load the tube into the caulking gun, which is very simple to use. As you pump the trigger to lay down the bead of caulking, use a tool like this Dap Cap to smooth it. While the Dap tool is perfectly designed for its purpose, running the valley of a folded piece of cardboard along the wet seal will also do the trick.

Use your scraper to remove any rouge material, and allow it to dry. This is a cheap and easy way to give your bathroom a major facelift.

**Sink**

Clogged drains are one of the most common issues that arise in a bathroom. No matter how careful you are to keep them clear, you will inevitably have to deal with a drain backing up. The key to avoiding disaster in this situation is to be prepared, which is as easy as having the right materials at the ready. The [Home Depot](https://www.promocodes.com/home-depot-coupons) sells a product called the Zip-it, and I always keep one below my sink. This $2 strip of toothy plastic has saved the day on more than one occasion in my house. Simply grip the tool by the tab on top and shove the bottom down the affected drain, then pull it out. It is not a bad idea to stash a pair of rubber glove with the Zip-it, as you are not going to want to touch what come out of the drain with your bare hands. Note that Zip-its are recommended for one time use.

Keeping a bottle of Drain-O nearby is also a good idea. However, be sure that it is kept out of reach of children as it is toxic if ingested. If the Zip-it is not doing the job, use the Drain-O as instructed on the bottle. **Patch**

Whether it is from a small hole from a nail where a picture once hung, or a slightly larger crater with a more colorful explanation, holes in the wall are inevitable. Not only are these holes tacky and unsightly, but they also double as perfect insect-sized doors into your walls. Gross. Luckily, repairing these household headaches couldn’t be easier.

To fix small holes, such as the ones left by nails, the materials you will need are probably already in the house! Just grab the white toothpaste from the bathroom and you are ready to go. Put a small smear of toothpaste on your thumb, then press it into the hole in the drywall and slide your thumb down. Once it has been allowed to dry for a few hours, just add a touch of paint to match the wall and you are set.

Bigger hole require more work, but usually not much. All you will need is a jar of speckling and a putty knife. **Paint**

A fresh coat of paint gives you the most bang for your buck when it comes to improving your home. It is a simple and inexpensive way to dramatically change the look of a room. When it comes to painting, as is the case with most things in life, the key is preparation. The more time you spend prepping, the less time you will spend painting. Guaranteed.

The first thing to do is remove any obstacle you can from the wall. Start by sliding all the furniture away from the walls, toward the center. Once it is all in the center of the room, throw a tarp on top of the pile to protect it from any rogue drops of paint. Next, unscrew and remove any fixtures you can from the wall, including outlet covers and switch plates. This step may feel time consuming while you are doing it, but it is well worth it. You will not have to worry about taping off the edges of each cover, plus you will end up with crisp edge lines. Remember to throw a strip of tape over the outlet face that remains on the wall.

The last painting prep step is to mask the molding. Run masking tape along the perimeter where the molding meets the wall. A great tip to achieve a perfect line is by using lacquer thinner. Lacquer thinner, which you can find at any Home Depot, is a clear sealant. Spray a single stripe along the point where the masking tape meets the wall, and allow it to dry for 5 minutes. This will seal any small air gaps in the edge of the tape, but won’t affect the color or application of the paint on the wall. Remember to pull the tape against itself (as opposed to away from the wall) when you are removing it.

With these room preparation tips, you are ready to paint like a pro. So grab some old workout clothes, wear them inside out, and turn that wall of peeling paint into a work of art!

So, for the desert rats and the southern sweaties, here’s a quick rundown of the ways in which you can effectively reduce air conditioning costs.

**Open your vents.** It’s a debate in the HVAC community whether closing vents in certain rooms and opening them in others improves energy efficiency. Some believe closing vents in rooms you don’t often venture into allows you to save money because the unused air goes into rooms you regularly inhabit, twice as powerfully.

However, according to [Air Source America](https://www.airsourceamerica.com/), when you block a vent in a few rooms, the system has to work hard to force the air out, causing an increase in pressure. This pressure is sometimes sucked into attics and crawlspaces and even within walls. In effect, closing these vents reduces efficiency, which forces you to pay higher utility bills. So, open your vents if you want to maximize energy efficiency.

**Invest in a programmable thermostat, STAT.** Nobody’s perfect. Sometimes we leave the house and forget to turn off the light or the television or the air conditioning. The EPA estimates homes with programmable thermostats save up to $180 a year. These thermostats allow you to preplan your cooling and heating, allotting up to six temperature settings per day. If you’re away from home, you can time it so the air conditioning is lighter; if you know when you’ll be home, you can time it so the air conditioning will be heavier.

So far I’ve given you a step-by-step of preparing to buy a home and searching for the right one, but many first time buyers think that once they’ve found a home to make an offer on, the work is over. She let us know that the house would most likely sell for over the listing price so to be taken seriously we needed to make a realistic offer. Though we weren’t cash buyers like many investors currently in the market, we did have something on our side: we are a young couple who wants to live in the house for many years and eventually raise a family there. After our offer was submitted, we were informed they had 10+ offers and would wait to look through them all in a few days. With it very apparent the odds weren’t in our favor, we decided to keep up the home search and make offers on other properties that we found and liked. In this waiting period we came across another great house a few blocks away. My agent wanted us to bid higher than the number we actually selected, but we worried that if the house didn’t appraise for that amount then it wouldn’t work out, so we offered what we thought the house was truly worth. This is happening frequently in today’s market. Buyers will get in bidding wars and offer well over what the house is worth, but the sale will fall apart in escrow if the house doesn’t appraise for as much as they offered because the bank will want someone to come up with the extra money for the loan and in most cases it falls on the buyer.
